THE SILO PARK OFFICE/WAREHOUSE COMPLEX COMING TO OCONEE COUNTY 

Watkinsville, GA ---  Athens Area based KROJO LLC broke ground this week on a new office/warehouse complex at 1071 Jamestown Boulevard in Watkinsville. The Silo Park at Colony Square will provide the county with much needed core office/warehouse space for businesses that have been struggling to find space in the area.  

Silo Park will consist of seven buildings totaling 66,000 square feet. Each of the 21 units will be designed to accommodate offices of various sizes and include warehouse space with roll up doors in the back. Spaces available for lease range from 2,400 to 12,000 square feet. KROJO is selling four of the buildings, and of those, two are still available. The complex is zoned for Office Business Park (OBP), which allows for a large variety of businesses that can be located there. Occupancy will be in the fourth quarter of 2022. 

KROJO LLC is locally owned by partners Kris Robinson and Joe Polaneczky, founder and broker of Nabo Realty in Oconee County.  The partners say they hope that Silo Park will attract new businesses into the county and offer a new aesthetically pleasing setting for existing local businesses wishing to expand or enhance their presence in the marketplace.  

The development of the property, just off Hog Mountain Road, is finally completing the business center associated with Colony Square, a decades old planned development in the county. The name Silo Park comes from the signature silo structure, which will anchor the corner of the property. The strong branding of the project has already proven to be very attractive to businesses eager to relocate there.  KROJO intends this to be the first in a series of Silo Parks in other market areas around Georgia.  

The company also offers investor buyers the option of having their space professionally managed by Nabo Property Management, which would include leasing the space, overseeing unit build-outs and ongoing management for a hands-free investment.  

Currently, Oconee County has little to no new vacant office/warehouse space like what is being offered at Silo Park.  The partners in this project expect it to fill a very real need for businesses searching for a new home.
